Project Overview
Our team completed a flat roof replacement on a residential balcony in Brampton, Ontario. The existing balcony roof had a leak problem, so we carefully removed the old roofing system and prepared the surface for a new flat roof.
We installed BAKOR Fire Protector Boards and a complete 2-ply torch-down roofing system using a BAKOR NP 180 base sheet and BAKOR NP 250 cap sheet. We also installed custom flashings and securely reinstalled the balcony railings after the roofing work was completed.
Our Balcony Flat Roof Replacement Process
Step 1: Securely Removing the Balcony Railings
Before starting the roofing work, our team carefully removed the balcony railings and secured them safely. This gave us proper access to the entire flat roof area and allowed us to complete the roofing work properly around the railing areas.
Step 2: Removing the Old Flat Roof
We completely removed the old flat roofing system from the balcony. The existing roof had leak issues, so removing the old materials allowed us to properly inspect and prepare the surface before installing the new roofing system.
Step 3: Cleaning and Preparing the Roof
After removing the old roof, we thoroughly cleaned the balcony roof surface and removed dust, dirt and debris. We also carefully cleaned the edges and areas where the railings were installed to create a clean surface for the new roofing materials.
Proper preparation helps the new roofing system install correctly and provides a clean foundation for the next steps.
Step 4: Installing and Securing Fire Protector Boards
Next, we installed BAKOR Fire Protector Boards over the prepared roof surface. The boards were securely fastened to create a proper protective layer beneath the torch down roofing system.
Step 5: Installing the 2-Ply Torch-Down Base Sheet
We then installed the BAKOR NP 180 Torch Down Base Sheet over the prepared roof surface. The base sheet creates the first layer of the 2 ply roofing system and provides an important waterproofing layer.
Our team carefully installed and sealed the base sheet to ensure proper coverage across the balcony roof.
Step 6: Installing the Cap Sheet
Finally, we installed the BAKOR NP 250 Torch Down Cap Sheet over the base sheet to complete the 2-ply torch-down roofing system.
We also installed custom flashings around the necessary areas to help protect the roof edges and connections from water penetration.
Step 7: Metal Flashing Installation
After installing the roofing layers, our team completed all required metal flashing work around the entire roof perimeter, roof to wall connections, and other important areas. Each flashing section was properly installed and secured to help direct water away from the roof edges and protect the roof from water penetration.
We carefully finished all flashing details around the complete roof to provide a clean, secure, and professional finish.

Frequently Asked Questions
1) How do I know if my balcony flat roof needs to be replaced?
Leaks, damaged roofing materials, cracks, water damage and repeated repairs can be signs that a balcony flat roof may need replacement. A professional inspection can help determine the condition of the roof.
2) How long does a balcony flat roof replacement take?
The time depends on the size and condition of the existing roof, the amount of preparation required and the roofing system being installed. After inspecting the balcony, a roofing contractor can provide a more accurate timeline.
3) What is a 2-ply torch-down flat roof?
A 2-ply torch-down roof uses two roofing layers. The first is the base sheet, followed by a cap sheet. Together, these layers create a waterproof roofing system for flat and low-slope areas.
4) Can you replace a flat roof around balcony railings?
Yes. The railings can be carefully removed or secured to provide proper access to the roof. After the roofing work is completed, the railings can be securely reinstalled.
5) How much does a balcony flat roof replacement cost in Brampton?
The cost depends on the balcony size, condition of the existing roof, amount of damaged material, required preparation, roofing materials and metal work. An inspection is the best way to determine the actual project cost.
