Scope: Complete Flat Roof Removal & Replacement
This is a major roofing project being completed in stages by our experienced roofing team. The existing roof has significant ponding water and major leaks during heavy rain, so proper drainage and waterproofing are essential.
The work includes removing the existing roofing system, preparing and improving the roof surface and drainage, installing new insulation and protection boards, and completing a professional 2-ply torch down roofing system. Due to the size and condition of the roof, the work will take time, as each stage needs to be completed properly rather than rushed.
The old flat roof is damaged, with water ponding and major leaks during heavy rain.
1) Existing Flat Roof Removal
The project began with the careful removal of the existing flat roofing system.
Our team is removing the old roofing materials in stages and preparing each section for the new roofing assembly. Because of the size of the project, the removal and preparation work is being carried out systematically to maintain a clean and organized work area.

2) Roof Surface & Deck Preparation
After removing the existing roofing materials, each section of the roof is being inspected and prepared for the new system.
Proper preparation is an important part of a long lasting flat roof. Our team is cleaning and preparing the surface so the new roofing components can be installed correctly and securely.

3) Improving Roof Slope & Drainage
Proper drainage is critical for any flat or low-slope roof. As part of this project, we are working on the roof slope to help direct water toward the drainage points. We are also installing premium roof drains to improve water removal and help reduce standing water.

4) New IKO ISO R11.4 Insulation
As part of the new roofing assembly, we are installing 2″ IKO ISO R11.4 rigid polyisocyanurate insulation boards. This insulation provides strong thermal performance and a high R-value per inch. It is designed to help improve energy efficiency while providing moisture-resistant performance for flat and low-slope roofs.

5) Bakor Protector Board
After the insulation is installed, we install Bakor Protector Board – 1/8″, 4′ x 5′.
This strong protective board adds an extra layer of protection to the flat roof. It helps protect the flat roof from mechanical impact, foot traffic, and other potential damage. It also provides added fire protection and helps improve the overall strength, safety, and durability of the roof assembly.

6) Bakor NP 180 Torch-Down Base Sheet
The next step is installing the Bakor NP 180 Torch-Down Base Sheet, which forms the base layer of the 2-ply roofing system. This high quality modified bitumen membrane is designed for torch-applied installation. It provides strong protection, flexibility, and durability and helps the roof withstand changing weather conditions.

7) Flat Roof Waterproofing & Sealing
After installing the base sheet as part of the 2 ply torch down roofing system, our team carefully sealed all potential water intrusion areas. This includes roof drains, ventilation penetrations, seams, and other critical roof details.
Proper waterproofing and sealing help prevent leaks and provide a secure, watertight, and durable flat roof system.

8) Bakor NP 250 Torch Down Cap Sheet
The final membrane layer will be the Bakor NP 250 Torch Down Cap Sheet.
Installed as the top layer of the roofing system, the cap sheet provides the finished waterproofing and weather-resistant surface. It is designed to provide durable protection against the elements and contribute to the long-term performance of the flat roof system.

9) Roof Curb Sealing & Waterproofing
Roof curbs are critical points on a flat roof and must be properly sealed to prevent water intrusion. Our team completed the necessary sealing and waterproofing around the curb, reinforcing vulnerable edges and transitions to provide a clean, durable and weather resistant finish.

10) Flat Roof Detail Work
Beyond the main roof surface, proper attention to edges, seams, penetrations, transitions, and other vulnerable areas is essential for long term performance. Our team carefully completed the required detail work, sealing, and waterproofing throughout the flat roof system to help prevent water intrusion and provide a clean, durable, and weather resistant finish.

11) Final Roof Inspection & Clean Finish
After completing the roofing installation, the entire roof area was reviewed to ensure the work was finished cleanly and properly.
